Definitions
Hirer : The person who signs the booking form on behalf of and with the consent of all persons in the party for whom the booking is made.

Deposit
A 25% deposit is required at the time of booking, with the full balance being due and payable one month before the hire period starts. Payment of the deposit is regarded as the Hirer's acceptance of these Terms and Conditions and subject to sufficient notice being given under Clause 2 is non-refundable.
Clause 1: Cancellation, in writing, received more than one month before the holiday will result in loss of the deposit.
Clause 2: Cancellation, in writing, received less than one month before the holiday will result in the loss of the full cost of the holiday.

No compensation will be paid or refund given for any cancellation or changes made by the property owner as a result of any war, strikes, disaster, terrorist activity, technical problems with transportation, quarantine, weather or any other cause outside our control.

Damage to the property or it's contents
We reserve the right to charge the Hirer for any damage or losses caused by guests or their pets. You are kindly asked to remove all trace (inside and out) of your pet's occupation before final departure. Any excessive cleaning required to the property or its contents will be charged for. The cost of any damage caused to the computers, maliciously or accidentally by downloading information, must be paid by the hirer. The cost of premium rate calls incurred through the use of computer, will be passed onto the hirer.

Age
Groups - members must be over the age of 18, unless accompanied by an adult prepared to take on full responsibility of the minors' actions and any expenses incurred by them.

VAT
All prices include VAT at the current rate. We reserve the right to charge any increase in VAT on any outstanding amount if that increase is made prior to the commencement of the holiday.

Additional Charges
The Hirer is responsible for the payment of any additional charges incurred, and shall be liable for payment on the termination of the holiday.

Prices
All prices include the use of equipment at the Barn including internet access charges and electricity charges. Linen (not towels) is provided. Additional charges are made for the use of the washing machine and dryer which are both coin-operated.

Liability
Save where caused by negligence on our part or on the part of our employees, we shall not be liable for any loss or damage to luggage, clothing or other personal effects or for any personal injury or for any consequential loss or damage arising from such loss or injury.

Lost Property
We shall do our utmost to return lost property, but any items not reclaimed within one month will be donated to a charity shop.

Termination
Giving reasonable reason, we reserve the right to terminate a reservation at any time (any refund will be at the discretion of the Property Owner) and to enter your accommodation giving reasonable notice, except in the case of emergency.

Other
Holidays start at 3.00 p.m. on the first day of your booking and end at 10.00 a.m.on the last day of your booking. Luggage can be left in the farmhouse at your own risk.
